There is some evidence of decay in the timber stud framework and sole plates on the west gable where water has penetrated under the window cills and drained down into the depth of the stud wall. There is also some decay in the sole plate to the south (roadside) elevation. Internally there is decay in some of the floor joist ends where they bear onto support wall along the south wall of the building. Many of the corrugated iron sheets are showing evidence of corrosion. There is extensive rot to external joinery such as the windows. Roof ventilators are not functional.	Repair to the decayed floor joists. Replacement of corroded cladding. Replace windows. Reinstate roof ventilators.	Internal amenities such as toilet and kitchen facilities require improvements. Drainage for repositioned Kitchen. Repair and reinstate cast iron gutters.
